Buying a Dubai apartment often means buying into a changing neighbourhood. A new development nearby can bring new facilities, newer apartments and more competition. But that does not automatically mean your property value will fall.

The key question is how the new project changes the way buyers and tenants compare your property with other options.

More Supply Means More Competition

Dubai recorded 24,537 new real estate units in H1 2026, up more than 36% from 18,043 during the same period in 2025, according to Dubai Land Department data. Completed projects also increased to 104 from 75.

For existing owners, this means more properties may compete for the same buyer or tenant. However, competition is not simply about having a newer building.

What Are Buyer Comparing?

A new development may offer a modern gym, larger pool, better landscaping or new retail options.

Your property may have other advantages, such as:

  • Better view

  • A larger layout

  • Lower service charges

  • Better parking

  • An established community

  • Easier road or transport access

  • A quieter location

The comparison is therefore property against property, not simply against new.

What About Rental Demand?

The same applies to landlords. Tenants may compare rent, size, condition, amenities and location. If a new building offers more for a similar rental price, an older property may need stronger positioning. 

This could mean improving the apartment, reviewing the asking rent or targeting a different tenant profile.

What Should Owners Check?

If a new development is coming nearby, consider:

What is being built?
Is it competing directly with your property?

What will it offer?
Compare unit sizes, facilities, views and positioning.

What will it cost?
A significantly higher-priced development may not be direct competition.

What does your property offer instead?
Identify the features that make it different.

What are similar properties actually achieving?
Completed transactions and rental activity can be more useful than asking price alone.
