An interesting trend is observed at the top end of Dubai’s property market. In the first half of 2026, the city recorded 320 residential property sales worth more than $10 million. These transactions were worth around $6 billion, with the number of sales increasing 23% year-on-year.
The numbers point to more than just demand for expensive homes. They show that high-net-worth buyers continue to commit significant capital to Dubai property. At this level, purchasing decisions are likely to be more selective, with buyers looking closely at the quality, location and long-term value of each property.
The wider market supports this picture. Dubai Land Department recorded AED 252 billion in total real estate transactions during Q1 2026, representing a 31% year-on-year increase. Real estate investments reached AED 173 billion, up 22%, while the investor base grew by 8% to 48,448 investors.
Luxury property is also forming a significant part of this activity. Dubai Land Department recorded AED 87.71 billion in luxury real estate investment in Q1, an increase of 26% year-on-year. Foreign investment reached AED 148.35 billion, also up 26%.
For the market, this suggests that Dubai is attracting different types of buyers at different price points. For high-net-worth clients, however, the behaviour appears particularly focused on quality and exclusivity. The continued number of $10+ million purchases indicates that these buyers are still willing to deploy substantial capital when they find the right opportunity.
This makes the ultra-prime segment worth watching. The opportunity is not simply about buying the most expensive property available. It is about identifying properties with the right location, quality, scarcity and long-term appeal.
