Dubai Villa Rental Activity: What Rising Villa Sales Tells The Market

A villa rental market can look strong without rents moving sharply. One of the clearest signs of demand is simply how many homes are being rented.

A recent article on Arabian Business report highlighting strong villa rentals across several established Dubai communities including Tilal Al Ghaf, Arabian Ranches, The Spring, Mudon and Jumeirah Golf Estates. The article points to growing activity in the premium villa segment. But what does ‘more rental activity’ actually mean?

Look beyond asking rents

Dubai Land Department records recent registered rental information across the Emirate. Its rental data includes the registration date, annual rent, property type, area, number of rooms and other details. This allows rental activity to be assessed using completed contracts rather than asking prices.

If the number of registered villa rental contracts increases, it means homes have actually been rented. If the total value of those contracts also increases, it shows greater rental activity in financial terms.

DLD’s wider rental data already shows the scale of Dubai’s leasing market. In 2025, the emirate recorded 1.38 million registered tenancy contracts, up 6% from 2024. The total value increased 17% to AED 126.4 billion, while new tenancy contracts rose 10% to more than 513,000.

What about villas?

DLD data can be filtered by property type and location, making it possible to look specifically at villas and townhomes in individual communities. Property Finder also publishes rental transaction data based on DLD records. Its data base shows completed transactions, including the rental price, property type, number of bedrooms and whether a contract is new or renewed.

Recent transactions in communities such as The Villa and Jumeirah Golf Estate show continued rental activity across different villa sizes and price points.

Why this matters

For landlords, investors and tenants, rental activity can provide a more useful market signal than asking prices alone.

A rise in completed contracts suggests that homes are being absorbed by the market. Strong activity across established villa communities can also indicate continued demand for larger homes and family-oriented locations.

So, the cost is not only about the rental price, but also about the number of rented properties and the premium communities that they have been rented in.
