Dubai’s commercial sector pumps in a considerable demand for real estate as the Emirate continues to attract investments, businesses and experts from all over the world. Dubai’s digital economy is creating demand for more than technology and e-commerce business. It is also creating demand for the physical spaces these companies require to operate.
Dubai CommerCity is one of the recent examples of this wave of demand. According to The National, Dubai CommerCity is investing AED 1.8 billion in its second phase of expansion. The project will add more than 91,000 square metres of new space, with delivery planned between the first quarter of 2027 and the fourth quarter of 2028.
More demand for specialised commercial spaces
Dubai CommerCity is a free zone focused on digital commerce. Its expansion will cover three areas: the Business Cluster, Logistics Cluster and Social Cluster.
The Business Cluster will add 6 new buildings with different office formats. These include shell-and-core offices, fitted offices and flexible workspaces. This reflects how commercial real estate is changing. Businesses do not always need a traditional office. They may want space that can grow with them or be ready to use from day one.
Logistics is becoming part of the equation
The expansion also includes The Hive, a 5,600 square meter logistics facility with 181 flexible units. It will include climate-controlled fulfillment areas and digitally managed loading & unloading zones.
This is important because digital commerce needs more than office space. Businesses also need places to store, process and move goods. That creates a closer link between offices, logistics and fulfillment facilities within the commercial property market.
Strong occupancy drives the expansion
Dubai CommerCity is already nearly 96% occupied across its office, logistics and retail spaces. The new development is not just about adding new supply, it is mostly about facilitating the current demand that exists in the market.
For Dubai real estate, this points to a wider trend. Commercial property is becoming more specialised as new industries. The future of Dubai’s commercial real estate market may not be defined only by offices, warehouses or retail spaces separately. Increasingly, it could be about creating connected environments that will support modern businesses and commercial activity.
