When a rented property in Dubai is being sold, viewings are often necessary. However, this can sometimes create tension between tenants, landlords, and agents. Understanding what is considered reasonable and how to handle it properly - helps everyone.
Under Dubai tenancy law, tenants must allow access for viewings if the landlord plans to sell. However, this access must be by prior agreement and at reasonable times.
Currently the practice in the market is:
24 hours’ notice is the latest
Viewings don't happen earlier or later than morning to early evening times.
Avoiding excessive daily visits
As a standard practice, owners and agents already set viewings into certain fixed time slots, such as certain days of the week or hours of the day. This improves clarity and reduces any friction between the involved parties.
Tenants do have the right to inform the owner for adjustments in viewings. If the time or any aspect of the viewing feels unreasonable, they can:
Inform the owner in writing
Provide alternative days or time frames
Request for group viewings to decrease the frequency of visits
Most of these issues are sorted out as soon as the expectations are discussed properly. Reasonable flexibility on both sides are required to make the viewings smooth and successful.
For Tenants
Be cooperative but clear about availability
Suggest fixed viewing times that suit your routine
For Owners
Respect tenant privacy and schedules
Avoid last-minute requests whenever possible
For Agents
Always confirm availability before booking
Group viewings to reduce disturbance
Communicate clearly and professionally
Even though the owner wants their property to be sold, they should be taking care of their current tenants. Poor communication, focusing solely on one party, and rushing the viewings can lead to complaints, delays, and even legal issues.
Property viewing is not complex. If the owner has an experienced agent who knows how to provide professional guidance, they will make sure that the owner, tenants and the buyer are on the same page. Conflict resolution is not very common when viewings are arranged in the proper manner. Share your property requirements to receive expert property consultancy in Dubai with Anarock Middle East.
