Two apartments priced at AED 2 million, for example, can offer very different values. One may have a better view, stronger rental demand or a better layout. The other may have lower service charges, better parking or a more convenient location. So, how do you compare two Dubai apartments at the same price?
Beyond the Price per Sq. Ft.
Price per square foot is useful, but it should not be the only measure. Check the actual size, layout and usable space. A larger apartment is not automatically better if the layout creates wasted space.

This is perhaps the most important comparison. If you are buying a home, think about your daily life. Is the location convenient? Does the layout work for your family? Is there enough storage?
If you are buying an investment property, look at rental demand, expected income, service charges, tenant appeal and resale potential.
