Abu Dhabi property sales recorded an interesting record in its real estate transactions in Q3 2026, and it reveals a market shift. As reported in Gulf News, residential property sales recorded AED 21.5 billion across 6,085 transactions. These numbers are interesting because the sales volume fell 7% YOY while the sales value shot up 38%.
Looking further into the data, off-plan properties took the lead by claiming 81% of the residential sales, out performing ready properties by far. This didn’t happen because of lower pricing, the average off-plan transaction value was recorded at AED 5M, while ready properties averaged at AED 2.8M. So, what changed the buyers’ decision to opt for off-plan properties.
The reason for this preference may vary. But some of the most popular reasons why a property investor would go for an off-plan property are:
The wide range of options to choose from the latest property designs.
Newer features offered that are more attractive for a modern lifestyle for personal use or rent.
Flexible payment plans are also a factor that drives investors and homebuyers to consider an off-plan property investment.
Having multiple options in terms of payment, choice of property and the latest features are attractive elements that pull investors towards off-plan properties, even if their cost is higher than that of secondary properties.
Contribution of Luxury Property Transactions
Even if luxury property transactions don't account for most of the volume in the general data pools, they certainly drive larger amounts of value. This is exactly what the Abu Dhabi real estate market data presents: 582 transactions that are valued above AED 10M each.
The contribution of the off-plan segment to luxury properties sales in Abu Dhabi was at 95%, as the luxury segment increased 104% YOY, while the quarter-on-quarter values increased by 35%.
International Buyers and Future Supply
H1 figures of 2026 indicate that 70% of the residential investments were by international investors. This figure is an improvement on Abu Dhabi’s H1 2024 at 64%.
With the interest of foreign buyers and the increasing demand for off-plan properties 68,000 new residential properties have been planned to be delivered by 2030 around communities that include Saadiyat Island, Al Reem Island, Yas Island and Zayed City.
What Does This Mean For Buyers
With the demand for off-plan properties, Abu Dhabi has been supporting developers and service providers in its real estate market to deliver a wide range of properties. With the growing demand for luxury property, increased delivery of new properties that are set to be handed-over over the next few years points towards the same direction. Attention from local and international property investors increases every passing year, with it come the opportunity for business, residency and tenancy.
But as much as demand and supply grow, buyers should understand the market that they are investing in. They should consider pricing, build quality, community features, connectivity, payment structures, and the future plans to anticipate how the investment will perform until the point of their exit strategy. This requires market expertise and real-time data monitoring to make informed decisions.
Make sure you share your requirements, budget and exit strategy with a property specialist before you start your property transaction to make sure you get the best property solutions, both on and off the market.
