When renting a property or if you are renting out your property to your tenants, an EJARI is the key document that governs the tenancy agreement, making it legal as well as the exchanges that come with it.

EJARI is an Arabic term meaning “my rent”, and its purpose is self-explanatory. This process is overseen by the Dubai Land Department to ensure transparency and legitimacy. It is mandatory for activating essential utilities such as water, electricity, internet and is also necessary for dispute resolution. Let’s discuss what is required for you to get your EJARI registered.

Documents

  • Signed  tenancy agreement

  • Passport and Emirates ID of the tenants (Visas too, if they are expats)

  • Passport copy of the Landlord

  • Title Deed of the property

  • DEWA bill security deposit

Cost and Fees

Basic fees for an EJARI is typically between AED 200 - 255 + VAT and administrative charges including typing, acknowledging and other auxiliary service.

Application

  • Apply through Dubai REST app or the EJARI portal (Dubai Land Department’s website)

  • Applying at a trustee or a typing centre

  • At a real estate agency that offers EJARI services

After the documents are submitted and the payment is through, the EJARI certificate is received in 1 to 2 days.

Who is supposed to get the EJARI in a tenancy agreement?

The landlord is the person who handles all the legal documentation of their property, but the tenants can get it done as well.

The reason that EJARI certification is important in a tenancy agreement is;

  • It legally binds the tenancy agreement

  • Required in activating required utilities

  • Required for dispute resolution

Understanding the necessary requirements to go forward with a tenancy is important when it comes to renting out your property in Dubai. Skipping any of these steps will make the tenancy agreement legally invalid leading to complications later.

Therefore, as a property owner, it is important to understand the required documentation. Ensuring that contracts are legally compliant and finding reliable tenants who will not cause issues can be a task that is time consuming and demanding for a property owner.
