Tenant’s Responsibility: Minor repairs (that would be costing below AED 500) and typically caused by their actions falls under the responsibility of the tenant.

However, these responsibilities should be mentioned, discussed and agreed upon signing the leasing agreement. With proper paperwork in place, both the tenant and landlord will be able to avoid disputes and have a healthy relationship during the tenancy period.

In case of a dispute, both parties have the option to approach the Rental Dispute Settlement Centre — the official government body responsible for resolving unresolved tenancy issues. However, to avoid conflicts during a tenancy, it is best practice to maintain open communication between the landlord and the tenant and ensure that all terms are clearly outlined in the leasing agreement signed prior to the start of the tenancy.
