Understanding Client Personas To Deliver Their Requirements

06/11/2025

When a client contacts a real estate consultancy, they usually say the same thing- “I want a property investment / house.” But what they really want can be very different. Some want a home for them and their family. Some want rental yield off of their investment. Understanding this difference is where expert consultants succeed.

In the diversified and competitive market of Dubai— buyers come from many nationalities with different goals, cultures, and financial standpoints. Knowing the person behind the enquiry is very informative. The agent who listens first and pitches accordingly becomes a trusted advisor, not just an agent.

Basically there are two types of factors that make people buy / invest in properties.

  • Motivation: Lifestyle | Investment

  • Decision Logic: Emotional | Rational

From the above classification four archetypes can be mapped. Here are what they are and how they should be dealt with.

  • The Dreamer (Lifestyle + Emotional): Values comfort, family, belonging.
Pitch: community, views, lifestyle. Avoid hard yield numbers.

  • The Planner (Lifestyle + Rational): Values convenience, practicality, future living.
Pitch: commute time, ready hand-over, cost of living.

  • The Analyst (Investment + Rational): Focused on yield, risk, data.
Pitch: absorption rates, transaction trends, rental history.

  • The Opportunist (Investment + Emotional): Driven by prestige, scarcity, timing.
Pitch: hot sells, brand addresses, fast-moving deals.

Applying It in Your Daily Work

  1. Listen before pitching: Is the client prioritising lifestyle or return? Do they see the investment as a home or an asset?

  2. Map the persona: Ask questions to understand where the client stand in the Lifestyle ↔ Investment and Emotional ↔ Rational axes to identify their type early.

  3. Tailor advice: Once you know their position, choose past experiences, listings, and language that resonate with them.

  4. Use data wisely: Especially for investors, back your recommendations with data, transaction history, and market proof. Homeowners, show them the vista, the lifestyle, the value it adds to their lives.

  5. Understand community residents: In Dubai, different nationalities, visa statuses and investment mindsets crowd different communities which may pull or push new clients from buying properties.

In a market flooded with listings and options, a common pitch doesn’t do it anymore. What makes a consultant truly special is the ability to interpret what people want.

Agents who understand personas serve their requirements rather than trying to close a deal. These practices build referral pipelines, trust, and longevity in their career.

Even if it’s a brand new client to the market or an experienced investor, it all comes down to understand their requirements. Match listings to them—not just the other way around.
