Abu Dhabi’s future housing supply will not be spread evenly across the emirate. According to the Abu Dhabi Real Estate Centre’s (ADREC) H1 2026 Real Estate market report, around 71,000 additional residential units are projected to be delivered by 2030. Annual deliveries are expected to peak at about 21,800 units in 2028.
More importantly, much of this supply is expected to be concentrated in six key areas.

ADREC expects 77% of projected incremental residential supply through 2030 to come from six districts:
Al Saadiyat Island
Al Reem Island
Yas Island
Zayed City
Khalifa City
Al Hudayriyat Island
This concentration matters for buyers and investors. The arrival of new homes can change the choice available in a community. It can also affect competition between new and existing properties.
However, more supply does not automatically mean lower prices or higher prices. The impact will depend on the type of homes delivered, their pricing, location, amenities and how demand develops.
Demand is already visible
Abu Dhabi recorded AED 70.4 billion in residential unit sales in H1 2026, compared with AED 25.3 billion in the same period of 2025.
Off-plan transactions accounted for 89% of residential sales value and 82% of deals. Resident expatriates and non-resident foreign buyers together accounted for 70% of residential sales value.
The locations attracting activity today also offer an indication of where buyers are looking. Hudayriyat Island recorded AED 19 billion in residential sales value during H1, followed by Saadiyat Island at AED 13.3 billion, and Al Reem & Al Maryah Islands at AED 10.5 billion.
What should buyers look at?
For anyone considering a property in these areas, the headline supply figure is only the starting point. It is worth looking at the number of upcoming projects, expected completion dates, property types, current transaction prices, rental levels and the infrastructure around each development.
Two properties in the same area can have very different prospects depending on these factors.
