Why Fitness Is Becoming Part of Dubai’s Real Estate Story

Wellness living has gone beyond being a global trend, it has rather settled to become a part of a lifestyle when it comes to Dubai.

In the real estate industry, this adds another checkbox when it comes to looking for a good home or community. Access to green spaces, walking paths, gyms, sports facilities, outdoor areas and other private / communal features are in demand.

Dubai’s long-term urban planning reflects this adaptation. The Dubai 2040 Urban Master Plan aims to develop ‘vibrant, healthy and inclusive communities’ and double the city’s green and leisure areas. Instead of wellness being limited to a gym or a pool inside a residential building, developers are increasingly incorporating it into the wider community. Parks, running / cycling tracks, outdoor fitness areas, sports facilities and shaded walking routes can make physical activity part of everyday life.

Dubai Municipality’s Blue and Green Spaces Roadmap 2030 is another example. The government-backed plan includes more than AED 4 billion in projects, with approximately 1.5 million trees, 120 new parks and 200 sports and recreational spaces planned over 5 years.

The approach is also becoming more local. In 2026, Dubai municipality announced 35 new parks across 23 residential communities, covering more than 340,000 sq. m.

The government’s focus is also set towards longevity and preventive wellbeing. In September 2026, Dubai approved the strategy and operating budget of the Dubai Longevity Authority, established to regulate and develop the Longevity, Wellness and Advanced Health sector.

Both the government as well as the developers are pushing the plans into action and it is evident across the wider property market in Dubai. Wellness is no longer a special / exclusive amenity, it is considered to be available by default. Service providers put more emphasis on the overall living experience rather than focusing only on the individual unit size and build.

This drives demand for Dubai’s property market

This level of attention to detail and being attentive to how people choose to live life is why the Dubai real estate market remains one of the most in demand internationally. Investors, business owners, and professionals all over the world choose Dubai to live and invest in because of the top-notch lifestyle that is offered to them.

This also draws a closer link between urban planning and residential real estate. It is visible in crafting master planned communities and standalone projects all over the Emirate. This doesn't mean that every buyer and resident is or has to follow a wellness-led lifestyle but simply prone to make it a part of their day-to-day lives. It’s a very good example to show that amenities that are considered luxury and exclusive are being offered to Dubai’s residents by the developers and service providers as a part of their everyday life.
